Project Brief

Initial Contact: Project details and scope are typically discussed via phone call.

Site Visit: Most clients schedule an on-site meeting for the contractor to connect, measure, and photograph the potential project.

Scheduling: Site visits are generally arranged 5-10 business days after the initial phone call.

Key Personnel: Jeff manages information gathering and site visits; Logan will confirm your visit.

Estimating

Estimate Preparation: Following the site visit, Halsted Homes will create a project estimate.

Estimate Flexibility: The initial estimate allows for client clarification and revisions.

Moving Forward: Clients can proceed with the project at the quoted cost.

Cost Adjustments: The estimate cost will only change due to client-requested change orders or if a contract isn't signed before the estimate expires (typically 30 days).

Communication: The estimating process can be interactive; you may hear from us multiple times for a custom solution.

Timeline: Estimate preparation typically takes 3-10 business days, but complex projects may require more time.

Key Personnel: Cordell prepares the estimate and may contact you with questions. Logan sends estimates via email, copying Jeff and Cordell.

Contract Signed

Signed Contract Required: Most projects necessitate a signed contract between the client and Halsted Homes before work begins.

Contract Delivery: The contract will be provided to you prior to the start of work. This may be sent digitally or signed in person at the commencement of the project.

Payment Terms: We require a 50% initial deposit and the remaining 50% upon project completion.

Project Scheduled

Project Agreement: Once the price is finalized, coordination for the start of work will begin.

Material Lead Times: Be aware that some materials may have extended delivery times, potentially impacting the project timeline. You will be informed of any significant delays as soon as we are aware.

Scheduling Flexibility: While summer is our busiest season, we generally have scheduling flexibility throughout the year.

Timeline Variability: Project start times can vary significantly, ranging from the following week to six months out, depending on various factors.

Key Contact: Jeff will likely be your main point of contact for scheduling and project logistics.

Build Phase

Timely Completion: We aim to finish projects promptly, and clear communication helps manage any schedule adjustments.

Change Orders: Any work requested during the project that falls outside the original contract will require a change order and will be billed separately.

Change Order Payment: Payment for all change orders is due at the time of signing the change order.

Project Duration: Project timelines can vary significantly, from an hour to several months. Specific duration details will be included in the estimate if the work timeline isn't immediately clear.

Project Team: Our entire team collaborates to manage project workloads, providing comprehensive expertise at each stage.

Final Verification: Upon completion, we will confirm with you that all project objectives have been met and that you are satisfied with the work.

Project Completed

Periodic Check-Ins: We will reach out as needed after the project is complete.
Warranty Information: For some projects, you will receive a packet detailing product warranties and the specific items/materials used (e.g., paint brand, name, sheen).

Licensed and Insured: All our work is fully licensed and insured.

Michigan Warranty: The state of Michigan mandates a one-year warranty on our work.

Warranty Follow-Up: We will contact you around the 11th month after the project's substantial completion to address any warranty-related needs.

Long-Term Support: Even beyond the warranty period, we are happy to assess and help with any maintenance needs for the spaces we've created together.

Post-Project Contacts: Jeff and Logan will be your primary points of contact after the project concludes.
